Permitted development rights are removed across many of Wandsworth's residential conservation areas through Article 4 Directions. Battersea, Clapham Junction, Putney and Tooting neighbourhoods all have areas where planning permission is required for works that would be permitted development elsewhere. Battersea Power Station (Grade II*, now redeveloped) is the most iconic building in the borough. Putney has the Church of St Mary the Virgin (Grade I, partly 15th century). The Paragon (Grade II* Regency terrace, Blackheath side) and the Victorian mansion blocks of Nightingale Lane are notable. Around 40 conservation areas protect a wide range of Victorian and Edwardian residential environments. The Thames riverside has significant maritime and industrial heritage. Listed Building Consent is required in addition to planning permission for any works to a listed building that would affect its special architectural or historic interest, including internal works.

The River Wandle entering the Thames at Wandsworth creates additional local flood risk. A Flood Risk Assessment is required for development in flood risk zones.
