Around 20 conservation areas include Walthamstow Village (one of the oldest and most complete medieval village streetscapes in Greater London), Highams Park, Upper Walthamstow and Hale End. The Lee Valley Regional Park runs along the western boundary. Walthamstow Wetlands (nature reserve) is a significant ecological asset. Wood Street and Walthamstow town centre are active regeneration areas. The Blackhorse Lane creative quarter is an emerging employment and residential zone.

Building regulations approval is required for most structural work, extensions, loft conversions, new windows and heating system changes. You may use either the council's own building control service or a private Approved Inspector. For listed buildings, building control must be coordinated with Listed Building Consent requirements.

William Morris Gallery (Grade II*, English Heritage managed) is the principal cultural heritage asset - the former home of the great Arts and Crafts designer, in Lloyd Park. Walthamstow Village conservation area preserves a remarkable medieval street plan with the Church of St Mary (Grade I, partly Norman) and numerous listed buildings. The Ancient House, Church End (Grade II*) is one of the oldest domestic buildings in London. Around 20 conservation areas protect a range of historic environments. Listed Building Consent is required in addition to planning permission for any works to a listed building that would affect its special architectural or historic interest, including internal works.

Flood risk from the River Lee and its reservoirs affects the western parts of the borough, particularly Walthamstow Marshes and the Lee Valley. The Walthamstow Reservoirs create a managed flood risk context. Properties near the Lee should check flood zone designation carefully. Surface water flooding is a risk across the urban areas.
