Around 25 conservation areas include Carshalton village, Cheam village, Beddington and Sutton town centre. Green Belt covers the southern boundary parishes. Cheam village has a rare survival of medieval and Tudor buildings including Whitehall (Grade I), the oldest surviving timber-framed house in Surrey. Listed Building Consent is required in addition to planning permission for any works to a listed building that would affect its special architectural or historic interest, including internal works.

Flood risk in Sutton is associated with the River Wandle and its headwaters (Pyl and Westbourne Brooks). Properties in Carshalton, Hackbridge and Wallington near these watercourses should check flood zone designation. The Beddington Sewage Treatment Works creates a sensitive water environment context for adjacent development.
