Around 30 conservation areas cover significant portions of the borough. White City is a major regeneration opportunity area, anchored by Imperial College, BBC headquarters and the Westfield shopping centre. The Thames riverside from Hammersmith to Fulham is subject to specific riverside character policies. Flood risk is significant for properties near the Thames. Pre-application advice is recommended for all but the simplest applications.

Building regulations approval is required for most structural work, extensions, loft conversions, new windows and heating system changes. You may use either the council's own building control service or a private Approved Inspector. For listed buildings, building control must be coordinated with Listed Building Consent requirements.

Fulham Palace (Grade I, Grade I registered park and garden) is the principal heritage asset - the historic country retreat of the Bishops of London, now managed by a charitable trust. The Thames riverside has a rich industrial and maritime heritage. Around 30 conservation areas include Eel Brook Common, Hurlingham, Crabtree and Wormholt. The borough has a high concentration of listed buildings, many in its Victorian residential streets. Listed Building Consent is required in addition to planning permission for any works to a listed building that would affect its special architectural or historic interest, including internal works.

Significant Thames tidal flood risk affects riverside properties throughout the borough. Areas of Fulham, Hammersmith and Chiswick near the Thames lie within Flood Zones 2 and 3. A Flood Risk Assessment is required for development in these zones and should address both tidal Thames flood risk and residual risk. Check also whether the Thames Estuary 2100 Plan sea level rise projections affect the site.
