Around 40 conservation areas include Enfield Town, Forty Hill, Chase Side and Winchmore Hill. Green Belt covers the northern parishes. Lee Valley Regional Park (eastern boundary) has its own planning framework. Meridian Water is a major housing-led regeneration project in Edmonton. Flood risk from the River Lee and Salmon Brook is significant in the eastern and southern parts of the borough. Enfield Lock and Ponders End are also regeneration areas.

Building regulations approval is required for most structural work, extensions, loft conversions, new windows and heating system changes. You may use either the council's own building control service or a private Approved Inspector. For listed buildings, building control must be coordinated with Listed Building Consent requirements.

Forty Hall (Grade I, Jacobean manor house) and its estate are the borough's most significant heritage assets, in council ownership and open to the public. The Enfield Town conservation area has a medieval market town character. Capel Manor Gardens (Grade II* registered) is a significant designed landscape. Around 40 conservation areas protect a wide range of historic environments from rural villages to Edwardian suburbs. Listed Building Consent is required in addition to planning permission for any works to a listed building that would affect its special architectural or historic interest, including internal works.

Significant flood risk from the River Lee (Lea) and Salmon Brook affects the eastern and southern parts of the borough, particularly Edmonton and Ponders End. These areas lie within Flood Zones 2 and 3. The Meridian Water regeneration area includes extensive flood risk mitigation as part of the masterplan. A Flood Risk Assessment is required for development in flood risk zones.
