Colchester is the oldest recorded town in Britain (Roman Camulodunum). The town has exceptional archaeological sensitivity - watching briefs are routinely conditioned on any groundworks. Colchester Castle is a Scheduled Monument, and the town centre has extensive conservation areas.

The district includes Epping Forest, a 2,400-hectare ancient woodland managed by the City of London Corporation as a public open space. Development proposals affecting the setting or access routes of Epping Forest require consultation with the City of London. The Lee Valley Regional Park also borders the western edge of the district.

Harlow was designated as a New Town in 1947, designed by Sir Frederick Gibberd. Large areas of the town are of architectural and planning-history significance; the council maintains a local list of Harlow New Town heritage assets alongside the national list.

Maldon District includes the Blackwater Estuary - a nationally important SPA and Ramsar site for migratory birds. Bradwell-on-Sea (site of Bradwell Nuclear Power Station, now decommissioned, and the proposed Bradwell B site) falls within the district. Consult ECC and the EA on any development near the estuary or former nuclear site.

Tendring covers the north-east Essex coast including Clacton, Harwich, Frinton-on-Sea and Walton-on-the-Naze. The Tendring coastline is subject to coastal erosion and managed retreat policies. Hamford Water NNR is a key European protected habitat in the district.

Uttlesford is a predominantly rural district containing Stansted Airport. The airport's Public Safety Zone, safeguarding zones and noise contours significantly affect development potential across large parts of the district - consult the council at pre-application stage. Saffron Walden has a well-preserved medieval town centre.

Thurrock is a unitary authority on the north bank of the Thames Estuary. It contains the Port of Tilbury (a nationally strategic port), large areas of brownfield land, and major tidal flood risk throughout. Tilbury Fort is a Scheduled Monument and Grade I listed building. The Thames Estuary 2100 plan governs long-term flood risk management in the borough.

Tidal flood risk is a major constraint across south Essex (Thames Estuary, Canvey Island), the Blackwater Estuary, Colne Estuary, Crouch and Roach Estuaries. The Thames Estuary 2100 Plan provides the long-term flood risk management strategy for the tidal Thames. Sequential Test and Exception Test apply to development in Flood Zones 2 and 3 - mandatory EA consultation.

As LLFA, Essex County Council manages ordinary watercourses and surface water flooding across all 12 districts. Southend-on-Sea and Thurrock are their own LLFAs. Surface water drainage for major developments requires LLFA approval. Essex has some of the lowest-lying land in England, making surface water attenuation critical.
