A topographic surveyor uses precision instruments - total stations, GPS receivers, drones and terrestrial laser scanners - to measure and record the exact position and level of all features on a piece of land. The resulting topographic survey drawing becomes the essential base for all architectural, civil and structural design. Without an accurate topographic survey, designers are working from guesswork - errors in assumed levels and positions can cause expensive problems in construction. Topographic surveyors also carry out setting out during construction, monitoring surveys and measured building surveys.

Survey costs include fieldwork and drawing production. Specify the deliverables clearly - AutoCAD DWG file, PDF, contour interval and level datum. Ask for utility apparatus (visible covers and markers) to be shown on the survey.

MRICS (Geomatics) - Member of the Royal Institution of Chartered Surveyors

MRICS with a geomatics pathway is the standard professional qualification for topographic surveyors. RICS geomatics members have demonstrated competence in land measurement, GPS surveying and spatial data management. Check membership at rics.org.

CICES - Chartered Institution of Civil Engineering Surveyors

CICES covers engineering surveyors including those working in measured survey and setting out. Many topographic surveyors hold CICES membership rather than or alongside MRICS, particularly those working primarily in civil engineering or infrastructure.

Ask for examples of survey drawings from comparable sites. A good topographic survey drawing is clear, well-annotated and includes a legend, north point, scale bar and datum reference.
What is a topographic survey?

A topographic survey is an accurate measured survey of land that records the position and level of all visible features - including contours, spot levels, buildings, roads, trees, hedges, fences and watercourses. The data is used to produce a topographic drawing (often called a topo or measured land survey) in AutoCAD or similar CAD format, which forms the base drawing for architectural and engineering design. The survey is referenced to Ordnance Survey National Grid and Newlyn datum for levels.

What is OS Newlyn datum?

Ordnance Datum Newlyn (ODN) is the vertical datum used for all Ordnance Survey height data in mainland Great Britain, defined as mean sea level at Newlyn in Cornwall averaged from 1915-1921. All engineering surveys and drainage calculations in the UK use ODN for levels, so that data from different surveys can be meaningfully compared. A topographic survey referenced to ODN allows the designer to understand the relationship between site levels and flood risk data, drainage outfalls and highway levels.

What is setting out?

Setting out is the process of transferring design positions from drawings to the ground - marking the position of foundations, drainage, kerbs, structures and other elements for construction. A topographic surveyor uses a total station or GPS to establish reference points and then set out the required positions to the accuracy specified by the designer. Accurate setting out is essential - errors that are not caught before concrete is poured or drainage is laid can be very costly to remedy.
