A roofer installs, repairs and maintains the roofing systems that keep buildings weathertight. The trade covers a wide range of specialisms - pitched roof tiling and slating, flat roof systems (felt, EPDM rubber, GRP fibreglass and liquid applied membranes), leadwork for flashings and valleys, guttering and fascia installation, and roof window fitting. On residential projects, most roofers cover all of these skills; larger commercial roofing contracts often use separate specialists for pitched and flat roof work. The National Federation of Roofing Contractors (NFRC) is the main trade body and a useful quality indicator when choosing a roofing contractor.

Scaffold costs are additional to the above and vary by building height and complexity. EPDM and GRP flat roofs carry a higher material cost but offer better longevity than traditional felt.

NFRC - National Federation of Roofing Contractors

NFRC membership requires passing a competence assessment and adhering to a code of practice. Members offer a standard guarantee scheme. Find an NFRC member at nfrc.co.uk. Not a regulatory requirement but the most reliable quality indicator for roofing work.

CSCS Card

The CSCS card confirms health and safety competence and trade qualification. Roofers working at height should also hold a valid working at height qualification.

NVQ Level 2/3 Roofing

The vocational qualification for roofers covers slating and tiling, flat roofing, leadwork and other specialist roofing sub-trades. Required for the blue CSCS card.

Always ask for evidence of Public Liability Insurance before appointing. For flat roof systems with manufacturer warranties, check the installer is approved by the membrane manufacturer.
How do I know if my roof needs replacing or just repairing?

A RICS surveyor or experienced roofer can assess condition. Signs that suggest replacement rather than repair include widespread slipped or broken tiles, perished or failed felt, widespread cracking in flat roof membranes, or the roof being over 50-60 years old. A good roofer will advise honestly - if you are unsure, get a second opinion before committing to a full replacement.

How long does a roof replacement take?

A typical 3-bedroom semi-detached roof takes 3-5 days for a full replacement by an experienced roofing team. Larger or more complex roofs with multiple valleys, dormers or chimney stacks will take longer. Allow additional time for scaffolding erection and removal.

Do I need planning permission for a roof replacement?

Usually no for a like-for-like replacement on the same footprint using the same or similar materials. Planning permission is required for changes to roof shape, height or materials in conservation areas, on listed buildings or where the roof work constitutes a material change. Always check with your local planning authority if in doubt.
