A lime plasterer is a specialist who applies traditional lime-based plasters internally and lime renders externally to historic and heritage buildings. On pre-1919 solid-wall construction, lime is the only appropriate plastering material - modern gypsum and cement products trap moisture and cause spalling, salt damage and structural harm to irreplaceable masonry. SPAB involvement and familiarity with Historic England guidance are the key quality indicators for a lime plasterer working on listed buildings.

Lime work is more labour-intensive than modern plastering - the material requires longer drying times between coats and careful curing. Costs reflect this skill. Do not accept quotes based on modern plastering day rates for lime work.

Why must lime plaster be used on old buildings?

Lime plaster is breathable and flexible - it allows moisture to move through the wall and evaporate. Modern gypsum plasters and cement render trap moisture in the wall, leading to salt crystallisation, spalling and long-term structural damage to the masonry. For pre-1919 solid-wall buildings, lime is essential to allow the building to breathe.

What is the difference between lime putty and hydraulic lime?

Lime putty (non-hydraulic lime) sets slowly by carbonation and is very flexible - ideal for the softest stones and brickwork. Hydraulic lime sets by a chemical reaction with water and is harder and more resistant to wet conditions. The strength should always be matched to the substrate - a stronger mix than the masonry will cause damage.

Can I use ordinary building plaster on a listed building?

You should not use gypsum or cement-based plasters on solid-walled historic buildings - always use lime-based products. For listed buildings, your local planning authority may specify lime requirements as a condition of listed building consent. Using the wrong material risks both the fabric of the building and your consent compliance.
