Definition
An Electrical Installation Condition Report - a formal document produced by a qualified electrician following a thorough inspection and testing of a property's fixed electrical installation. It records the condition of the wiring, consumer unit, earthing, and bonding, and identifies any defects or non-compliances.
In Practice
EICRs are required every 5 years for rented properties under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020. The report grades defects as C1 (danger present - immediate action required), C2 (potentially dangerous - urgent action required), C3 (improvement recommended), or FI (further investigation required). C1 and C2 defects must be remedied before the property can be legally let.

Landlords must provide a copy of the EICR to tenants within 28 days of inspection. Failure to comply can result in fines up to 30,000 pounds.
